The All-Ukrainian open architectural competition for the best social housing project, which will be built next to the current one on Mykolaichuk St., has concluded in Lviv. This was reported by the Lviv City Council press service.
Preliminarily, a thousand apartments for 2,000 people will be built on a 3.8-hectare site. According to the jury's decision, the architectural studio "AVR" won. In second place is a team from Dnipro, and in third — "Drozdov & Partners" from Lviv.
What the social housing will look like
The purpose of the competition was to find a high-quality architectural and urban planning solution for a modern social housing complex that will become part of the "Unbroken" ecosystem and correspond to the principles of the New European Bauhaus — combining sustainability, inclusion, aesthetics, and a human scale.
It is not just about housing, but about creating a full-fledged urban environment for different categories of people — including veterans, orphans, and other socially vulnerable groups. In the future, the complex may become part of the municipal social housing stock.
The construction will be financed by the European Union and the European Investment Bank under a loan and grant agreement. The Ministry for Communities and Territories Development, together with the EIB, held a competition among communities. As a result, several communities will receive a grant and a 30-year loan for housing construction.

Who won the competition
Lviv City Council notes that a total of 48 registered authors and author groups participated in the competition, submitting 17 proposals. The jury selected the three best.
First place in the competition was awarded to the project (code — 221520) by the Lviv private enterprise "AVR Development". Author group: Yulian Chaplinskyi, Volodymyr Yosypchuk, Bohdan Dumich, Liudmyla Zhalovaha, Oleksandr Perenovskyi, Anastasiia Sytnyk.

The city department of architecture and spatial development said that the winning project proposed a modern human-centric environment that delicately integrates into the complex terrain. It combines economic feasibility with high-quality architecture. Inner courtyards open onto the green hills of Zboishcha.

The project offers various types of residential sections, including cluster solutions with mini-studios and shared spaces, as well as more traditional apartments of various sizes. Internal common spaces are provided — places for interaction, support, and building neighborly ties, which are particularly valuable for social housing and a rehabilitation environment.

Roofs are used as active spaces featuring greenhouses and common areas for daily activities, interaction, and restoration through working with plants and nature. The authors also included a pedestrian green promenade, a public square, recreation areas, playgrounds, and spaces.

The second-place authors — a group led by Oleksandr Riabokon from Dnipro, under the code 268 901 — designed residential buildings with 8-11 floors. They also included recreation areas and herbaceous plants — specifically, green roofs covered in moss. And among them — solar panels as alternative power sources.

Third place went to the group under the code 888 409 — the private enterprise "Drozdov & Partners" from Lviv. They chose white and terracotta colors for the project. The building heights range from 4 to 10 floors.
